Early Termination in relation to Tenancy/Lease

A template notice from a tenant to a landlord giving notice to end a tenancy or lease early, for use in England. Note: Welsh residential lettings are governed by different legislation (see below).

⚠️ You can usually only end a tenancy early if the agreement allows it. A fixed-term tenancy generally cannot be ended early unless there is a break clause, or the landlord agrees to a surrender. A break clause must be operated exactly as it requires (timing, form, and any conditions such as rent being up to date) or it fails. For a periodic tenancy in England, you must give the correct notice to quit. Check your agreement first, and take advice if unsure.

Wales: This template is designed for England. Most residential occupation arrangements in Wales are now governed by the Renting Homes (Wales) Act 2016 as occupation contracts, with different termination provisions. Welsh residential occupiers should take Wales-specific advice and use Wales-specific template wording.

I/We, [TENANT NAME], give you notice in relation to the [tenancy / lease] of [PROPERTY ADDRESS] dated [DATE] (the "Agreement").

Basis for this notice: [Clause [NUMBER] of the Agreement (break clause) / the agreed early surrender of the tenancy / the periodic tenancy].

I/We hereby give notice to end the [tenancy / lease] on [TERMINATION DATE], in accordance with the Agreement. [If relying on a break clause, confirm any conditions are met, e.g.: I confirm that rent is paid up to date and vacant possession will be given as required.]

I/We will:

  • give vacant possession of the property on or before the Termination Date;
  • return the keys to [LOCATION/PERSON]; and
  • provide a forwarding address for return of the deposit: [ADDRESS].

Please confirm in writing: (1) that you accept this notice as ending the [tenancy/lease] on the Termination Date; (2) the arrangements for the check-out / inspection; and (3) the return of my/our deposit [held with [SCHEME] under reference [NUMBER]], less any sums properly due.
